The Dover angle

The Dover-specific maintenance load is real. Absentee-owner properties on the cliff-top belt - second homes in St Margaret’s, Kingsdown and the Deal Road belt - get hit by easterlies for six months of the year while nobody’s there to notice a slipped tile or a blocked gutter. The classic damage pattern is: October easterly lifts one or two slates, November rain gets under the felt, February the owner arrives and finds a ceiling patch. A one-hour visit in November catches that before it happens.

The other running issue on absentee properties is salt-corroded external metalwork - gate hinges, external light fittings, satellite mounts - that fails silently while the owner’s not there. A quarterly walk-around picks these up on the day they need a five-minute fix, not the day they’ve become a bigger problem.

Where we stop - and who we hand you to

What we don’t do: full property management (that’s a lettings agent), tenant-facing emergency call-outs at 2am, or gas-safety certificates (Gas Safe engineer). We do the maintenance work; the compliance and tenant-relations side stays with your agent.
